CSCI is a brand name. We have used this name for more than 40 years when cleaning and restoring buildings of historical significance or noteworthy acclaim. We also work under this name when we perform routine exterior building cleaning. By being ahead of the competition using environmentally safe methods, we have filled the void and lead the industry in exterior and interior restoration. This could include entire exteriors of buildings to just portions of the building where stains or other problems exist. We have worked with conservators and preservationists to apply advanced methods and materials for these purposes.
CSCI works with all types of marble, limestone, granite, terra cotta, soapstone, bluestone, terrazzo, and other such natural stones, as well as concrete. We remove copper patina stains from marble and adjacent surfaces. Also, biological stains or corrosion from a variety of sources as well as stains from environmental pollution or vandalism. We provide corrective measures and offer shielded protection to these surfaces with state-of-the-art solutions for restoration & preservation. We also provide consolidation of stone through prescribed methods according to each project. We are certified also perform repair, patching, and color matching to all types of masonry and stones including concrete.
In addition to the aforementioned surfaces, we also work on wood, metal, and glass as well. Simple solutions for these types of materials are billed as add-ons to services you already perform through your CSCI Branch.
Our experiences and background have led us to develop procedures that anyone can use to become proficient with commercial or residential cleaning. We encourage participation with a modest investment without the expense of a business location or huge upfront investments in materials or equipment. Our model allows newcomers to start at home with a small footprint that they can build upon. We want others to enjoy and take advantage of our business model and fill the needs we have filled in their own geographical location. You are not tied to a daily routine or location. You do not have a staff to keep occupied nor excessive payroll. You do not have to buy every item in your business from us. You have the freedom and independence to look for your best interest.
CSCI has the background, equipment, and experience to work in partnership with conservators and preservationists for any project. What sets us apart is our ability to access any type of structure by all means. We have a perfect safety record in this field and are certified instructors for building access to include; scaffolding, swing stages, mechanical advantage systems, rope access, and others.
CSCI has taken several industries that are commonly separated and applied our methods to them to have an inclusive service model for the beginner. These beginners will be able to take advantage of our systems quickly with very little experience. We’ve done all the learning-the-hard-way for you. We encourage our members to move into larger projects with our guidance and background so they can become a real presence in their market. All of this is through CSCI Branch Offices that we are developing. There is nothing like this in the marketplace; for someone to begin working for themselves and be a part of a real proven brand that has a great 40-year track record.
The types of large projects one can expect to contract can be office buildings, corporate centers, campuses, universities, airports, resorts, large hotels or hotel chains, municipal contracts, or state and federal contracts. If one of our members decides to move into these fields, we give them support in the bidding procedure and contract performance. We show you the way, and we provide expertise when needed so that you can take on large projects confidently. At some point, you will not require our expertise when taking on large projects. This is what we are encouraging.
What we have developed in presenting this business opportunity is a way for anyone to start their own business with guidance, business models, experience, and background so that they can succeed from the beginning. It is not hard if you follow a path that we know will work. We are not a franchise. We do not sell you pens, letterheads, signs, t-shirts, business software, or other unnecessary peripheral devices or equipment. In fact, we want to be as less intrusive as possible so that you too can have the freedom we’ve enjoyed these many years. Most franchises are designed to have you pay for everything all of the time. It is like you are the manager of their business and you get what is left over after all of the expenses to stay relevant to the franchise. Most franchises have a storefront location that you must pay for monthly. They also require you to purchase from them every item in the store since they are all trademarked. Everything including the kitchen sink. Do you really want to be tied to a store daily at some mall 7 days a week? Or, to make sure it is staffed by loyal trustworthy employees that are on your payroll? Where is the freedom on that model? The typical franchise?
Our idea is simple. You join at one of three levels. All of these levels have their advantages. We are trying to make this as simple as possible and we think we have it. When you join CSCI at either of these levels we will help you get started by introducing you to the brand and how you can become an independent contractor. Our models do not require specialized skills or degrees. These skills are not common knowledge, but we give you the training so that you can make a great living. The level you start at determines the training you receive. Again, we make this simple. These ideas are not hard to master. We have been doing building restoration cleaning on some of the best buildings in America. We also have worked on buildings that require strict adherence to environmental standards to do restoration cleaning. Our search throughout the years has led us to things that are available on the market but not mainstream. We combine them to make a service model that is simple and will require people to rethink the current methodologies for restoration or cleaning of exterior surfaces altogether.
We also utilize many different services that we combine into our model that allows for expansion and upselling. Upselling is when you are doing work for a particular customer and you bring to light other areas that the customer may not be aware of and you educate them on your abilities and sell them on that idea as part of the original work you are doing. This is upselling. It works and it is effective. You already have the customer and it’s far easier to upsell that customer than find a new one. You increase our footprint with each customer and then you become irreplaceable. As long as you provide a good service for a fair price and are always honest with your customer, you will grow.
We have perfected many different service models. There will be no excuses when it comes to the performance of these services whether it is timetables, scheduling, the actual performance of duties in a professional manner, costs, and so on. We observe all aspects of any work we do and describe in detail what we will be doing to the customer and when we will be doing it and when we will finish. These are common things that are expected but many contractors just don’t consider them or consider the impact you have when doing this right all of the time. It is one of the ways we differentiate ourselves from the fray.

We have developed these so everyone, no matter their geographical location in the country, can participate with CSCI. If you are in a rural setting or a major metropolitan center, we have ways for you to enjoy being self-employed and independent using our business model for services.
The Associate Member can be in any geographical location in the country. However, they are designed specifically for rural settings. Depending on the type of environment, there will be adjustments to the types of basic services you can depend on for steady income. Associate Members are structured for people who do not live in a metropolitan setting. Also, Associate Memberships are restricted in doing business with residential and light commercial or industrial contracts. If someone wants to have an Associate Membership in other than rural settings, they will be restricted to the types of customers they can service. They will be primarily working with residential & light commercial customers. An Associate Membership will have a life span of 2 years if not in a rural setting. After that initial 2-year period, they must upgrade to Full Membership to stay in non-rural settings or densely populated areas.
Full Memberships are the same as Associate Memberships except they can participate in much larger contracts commercially or industrially. These are not in rural settings but primarily in populated geographical locations or cities.
Professional Memberships are also the same as Full Memberships but are geared for multiple areas in a geographical location and reserve competition from other CSCI Memberships. Professional Memberships will be engaged in large volume work and large contracts as well as smaller residential, commercial, or industrial jobs. Professional Members get extensive background training and help in acquiring large contracts and the management of these larger contracts. They are, in essence, a full extension of CSCI in their market. Professional Memberships will also be supporting other CSCI Memberships in their region for materials & supplies.
Associate & Full Memberships can be upgraded if there is availability in their area.
These Memberships can be transferred or sold through our network. We have to be able to approve of the participants and they have to be signed on to our agreements as part of the sale. Transfers are listed in the main documents.
In large geographical locations, it is possible to have several Professional Memberships. It is possible to purchase multiple Memberships. If they are contiguous, a price reduction applies to each additional Membership.
CSCI performs many services for a variety of customers in different markets. Our focus over the years is to pick services that have repeat business cycles for maintenance. We also offer specialized services, providing improvements and rejuvenation of properties that are difficult to source but necessary for the customer.
Income via repeat business is essential for all businesses. When starting a new business, we believe that having the lowest operation costs is where you should start. Our philosophy is that our investors must start receiving income quickly. Equally, expanding in types of services offered and the quality of customers you service. This model is an exponential prototype for income.
The learning curve for start-up models must be a short period that can generate income, repeat income, and expanded income. In turn, these repeatable standards need to be easy to instruct employees.
We believe that recurring expenses or other recurring outlays of income for any new business are a hindrance. Our business models can be started and maintained from your home. This saves money on rent, insurances, and utilities for that location. We believe that having your own vehicle that serves the business model is essential. In some cases, it is possible to have rental vehicles rather than owned vehicles. Rented vehicles allow for full write-offs whereas purchased vehicles are amortized over several years. When renting, you only pay when you need the vehicle. These are usually new, presentable and reliable vehicles. Of course, this also cuts down on insurance costs.
Our ability to perform restoration cleaning on historic or noteworthy buildings has given us insight into how to do these services using the least intrusive methods available. Due to the nature of these properties, we abide by all environmental concerns within governing guidelines. Always working within these parameters has forced us to use some of the most elegant methods for restoration cleaning. In this pursuit, we have found ways to perform these services that we can now share with others so that they can used and be promoted to change the thinking of standard industry practices.
We are now promoting a biological stain removal system that we call, “CSCI Easy Spray”.
The current business model for removing algae, mold, mildew, and other spores is to use power washing to remove the organisms from the surface so they are not seen. This is old technology that hasn’t changed in 40 years. Our method is changing that old idea and moving it into the way of the future and away from that thinking. Let’s examine and compare the new technology that will change the current thinking and the industry and help with our environment and water usage for a relatively easy task that is overkill as usual in old technology.
Unsightly biological growth and staining can eventually cause permanent damage to building materials if left unchecked. And, biological stains just look bad. The old standard of cleaning these types of blemishes was using brute force to blast the marks off of the surface of the building. However, the biological agents are still present on these surfaces microscopically. It is merely a haircut, if you will, a trim. The root of the problem is still present, deep in the pores of the stone. Immediately after these areas are power-washed, they start to grow back.
To kill the surface growth, the power washing contractor uses large volumes of sodium hypochlorite or chlorine that is sprayed on the surface. This presents a new problem. This chemical begins to harm the building material it is on. Chlorine causes its own sort of staining, discoloration, and in some instances, ruins building materials as well as leaving your cleaned area smelling like a swimming pool. To get rid of this chemical, the power washing contractor now has to inundate the area with lots of fresh water to dilute the chemicals so they don’t harm the building or adjacent materials.
The other reason to dilute the chemical is to keep it from killing grass or harming vegetation, wildlife, pets, people, and other things like lakes, streams, groundwater, ponds, fountains, and so on. If there is any wind when the contractor is spraying or applying these chemicals, they can become airborne and ruin unintended adjacent objects, building material, wildlife, vegetation, and so on. All of these steps that the power washing contractor has now completed use many hundreds of gallons of fresh water. Fresh water for the initial cleaning, fresh water for the chemical application, and fresh water to dilute and rinse the chemicals off the buildings. These actions leave your ground saturated with fresh water that has been involved in the dilution of chlorine onto your grounds.
Unlike the instant gratification that you get with the old technology of power washing, our new method works to the root of the problem literally. The chemical in the CSCI Easy Spray attaches to and then seeps into the building material where these living organisms are attached killing them at the root. They die and disappear. This process takes several weeks and in some cases a couple of months in the dark black heavy root systems. Green algae disappear within a few days or a week or so. This is the trade-off. Instant gratification with harsh chemicals and a lot of water versus time with Easy Spray application only. No rinsing. Old technology versus new technology. In addition to the chemical and water benefits, we have battery-operated or pressurized sprayers to apply these chemicals so there are no fumes from gasoline engines or noise pollution as well. This is a true “GREEN” alternative.
CSCI Easy Spray business model is new. It has no competition and is only being used by CSCI at this time. This can be used on all types of residences as well as Commercial Properties small and large. HOA’s, parks, municipal and other government buildings, schools, universities, airports, fencing, rooftops, signage, retaining walls, sidewalks, driveways, pavers, and so on. Since this is sprayed at very low pressure it does not harm pavers that are set with sand. Power washing removes the sand in set paver systems and requires the sand to be replaced or the pavers become loose and uneven.
When using this system, there is a slight addition to the service. Window Cleaning. When we clean any building or house and the chemical gets on the glass, we have to clean the glass otherwise it will stick and be difficult to remove later. We point this out to the customer so they are aware and we then clean the glass as part of the contract, which is an upsell item. We teach this to you as well since we have had the largest glass cleaning contract in America. We are the authority on this subject.
Although it seems we just disparaged the power washing industry, power washing is not going away. There is still a great demand for this in other areas for removing stubborn material from surfaces, or for vandalism, or for historic preservation, and many other applications. Once your customer hires you for biological removal you need to let them know that power washing is useful still in these many instances and that you perform this service as well with the historic and preservation background that CSCI has.
In addition to these 3 services, we offer many others that are all related in one form or another. These range from stone & concrete repair and color matching and ornamental repair to stone. Stone & concrete stain removal such as rust, graffiti, and other stains. We polish stone terrazzo and repair terrazzo. All of these share common tools and systems. We also do preservation of these same surfaces so they look good for many years. Our mortars are designed for any color and any stone and any shape.
We provide longevity to HVAC system coils and many building materials with a NASA system that was designed for spacecraft. These can be used for outside art sculptures, nonskid surface needs with the highest NFSI rating (National Floor Safety Institute).

When it comes to safety, CSCI has the best record in safety never having an injury or insurance claim on the job in its entire 40 years. We are instructors in scaffolding and other building access devices through the Scaffold Training Institute. It doesn’t matter what type of building or type of access you encounter, we can get you there and get you there safely. We have an extensive background in rope access for buildings, rigging or hauling, and installation. Because of this extensive background, we get very uncommon jobs. Uncommon is another word for high paying. These jobs can range from art installation, sign installs, banners, high cleaning of atriums or large venues, lighting, repairs, or painting, and so on. We have been consulted on several airports for building access such as JFK International Terminal in New York and BWI Airport Observation Gallery. We have installed roof anchors for rigging buildings for maintenance. We instruct people on boom lifts and have had employees with thousands of working manhours safely on all types of boom lifts from 40’ to over 120’. We have owned boom lifts because we needed them for ongoing jobs.
